The Assistant Property Manager supports the Property Manager in the direction and coordination of operational activities necessary to protect, maintain and enhance the value of One World Trade Center. This role will contribute to all property management functions and serve as an authorized representative of the property owner to tenants and the public, wherever required. This position makes contributions to managing all tenant engagement responsibilities.
Responsibilities:
  • Manages the building operation and maintenance including administrative, emergency, and HVAC in conjunction with the Property Manager
    • Performs inspections as required of all areas of the property
    • Oversees contractors and employees in the cleaning of common areas, sidewalks, elevators, loading dock, stairwells, freight areas, lobby, etc.
    • Recommends and implements solutions for any deficiencies and/or best practices
  • Assists in the oversight of all phases of interior alteration work, preparation of bids, supervision of contractors, progress of projects and related billing processes. Enforces compliance with the building rules and regulations for alterations
  • Responsible for the overall coordination of life-safety activities. Coordinates with Fire Safety Director, where appropriate, and maintains the fire safety and emergency action plans (EAP), schedules drills, maintains organizational charts, log books and daily reports. Corrects violations and related orders
  • Participates in the management of the property’s security protocols, including standard operating procedures, maintenance of security equipment, contracts and authorization of access in partnership with Security Department
  • Develops and maintains rapport with tenant representatives. Resolves issues promptly and ensure appropriate notification and engagement protocols
  • Maintains all building contractor/vendor insurance coverage. Documents, reports and routes all incidents of accidents to appropriate personnel
  • Supervises and monitors the performance of employees, vendors and all contracted services (i.e. elevator maintenance, fire alarm systems, window cleaning, water treatment, rubbish removal.)
  • Participates in the planning, preparation and implementation of annual operating Assists Property Manager in identifying and planning for long term financial goals and objectives
  • Compiles required data for budgets, including contract information, pricing and variance reporting
  • Interprets tenant leases, particularly with clauses affecting the operation of the building, cleaning specifications, HVAC charges, freight charges and rubbish removal charges
  • Maintains knowledge of payroll and scheduling procedures. Assists with preparation as needed
  • Generates internal/external documents, including correspondence, spreadsheets, reports, presentations, etc.
  • Works with Tenants and vendors to review and approve Certificates of Insurance, Hold harmless Agreements and NDA's
  • Provides new tenants with onboarding training and refresher courses for existing tenants as required
  • Provides Support of security access card and visitor management platforms
  • Performs all other related duties as required and assigned
  • Possess the ability to work as part of a highly functional and collaborative team
  • Must display strong levels of leadership in the performance of his / her duties
  • This position must collaborate with other departments within the Durst Organization including but not limited to the leasing, construction, accounting, legal, security, Building services and marketing departments

Qualifications:
  • Baccalaureate degree in related field or equivalent training required
  • 3 - 5 years of property management or equivalent experience
  • Supervisory and / or managerial experience preferred.
  • Highly skilled in handling all aspects of running an office, well organized
  • Ability to interact effectively with diverse groups and able to communicate with tenant representatives and office managers
  • Ability to lead and motivate teams, delegate work & verify completion
  • Quick learner, excellent problem-solving and time-management skills
  • Conscientious and reliable – following up on trades and all aspects of a job
  • Effective oral and written communication
  • Intermediate to advanced proficiency in Microsoft Office applications, such as Word, Excel, Outlook, PowerPoint and Charges to Tenant Program
Certificates, Licenses, Registrations:
  • Fire Safety Director Fitness certification is a plus
  • Real Property Administrator (RPA) certification is a plus

Salary Range: $90,000 - $130,000
